The Buying process sounds complicated in Spain - where do I begin?
Buying a home here in Spain can be simpler in many ways than buying in your own country, however, it is not a decision or process to take lightly since a lot of money is as stake. In order to protect your interests, and to help guide you through any possible complicated land or property issues, we highly recommend you seek legal advice prior to buying a property here in Mallorca.

Firstly, in order to get an idea of what to expect, we recommend you read our GUIDE TO BUYING which will hopefully help to get you started . We then recommend you speak to either a mortgage provider, who's legal department will advise you of the next step, or to a specialist legal representative.

What will I find on mallorcapropertydirect.com?
mallorcapropertydirect.com specialises solely in Mallorca. Who do I contact to find out more information about a property?
The contact details for each property can be found at the bottom of the Details Page of each property. For most properties you will contact the owners directly, unless otherwise specified. For our Gold Membership, the owner may not speak your language (please note the flag indicating the language or languages they speak). In this instance our contact number is given in order to coordinate an appointment. Platinum Membership will be fully managed by mallorcapropertydirect.com, once we establish contact we will arrange a viewing at a mutually convenient time.

How do I contact the owner?

I cannot get in touch with the owner on the number listed?
Although we strongly encourage all of our owners to respond to enquiries promptly, it is not always possible since most advertisers are private owners. They could be away on holiday or on business, so you may have to wait for a reply. If you receive no reply by email we suggest you try the telephone number as well. If you do not receive a reply within 10 days of contact we would be appreciate being notified on the following email address which may help us to correct any incomplete or incorrect information: cs@mallorcapropertydirect.com

How do I arrange to view a property and then how will I find it?
We recommend you contact the person indicated on the Details Page of the property you are interested in by telephone (where appropriate you may be referred directly to mallorcapropertydirect.com - we will then liase to arrange an appointment). Once an appointment has been made we have recommended that the owners send a map to you by email or fax, or arrange to meet at an obvious meeting point close to their home - a petrol station, specific land mark or shop. Don't forget to take both your mobile and the contact number with you, in case of delays or problems!

How do I know if any new renovations on the property are legal?
There is no way to be sure apart from checking the land registry records - your legal representative will check this out and make sure all is in order before you complete the sale.

What do I do if I want to make an offer?
You should already have your deposit and mortgage in place or funds clear since buying a property here in Spain can take far less time compared to buying at home. We recommend you read our GUIDE TO BUYING, and arrange a legal representative to guide you through the process.

SELLING - Frequently Asked Questions

How do I value my property?
Do a little research - look in the paper and see what prices others are charging. Compare your property to those similar recently sold in your road or area: how much did they go for, did they sell quickly or were they on the market a long time? If your property is well decorated and in good condition add 5 % onto the average price, if not take it away. Don't be tempted to price too high or you simply won't get any viewings. Just remember - the value of your property is simply the price a potential buyer or tenant is willing to pay. TIP - you could also contact an estate agent who will give you their own market valuation - you can then decide whether you try to sell it by both mediums. Does mallorcapropertydirect.com have a list of buyers for my property?
Yes, when you take our silver, gold or platinum membership your property will be automatically emailed to registered clients and other partner sites.

Is it safe?
When arranging a viewing always ask a few personal questions, to include their telephone number, name and address and ask them to bring some ID with them. WE do recommend that you have a friend or relative with you during the viewing.
If using our "For Sale" sign they do not contain any of your contact information. Buyers will contact either you directly on the telephone number you have provided (there will be no addresses published on the site) or directly to mallorcapropertydirect.com using our published website address or telephone number, it will then be up to you to divulge further details.

What questions should I ask of potential buyers?
Ask a few qualifying questions which will hopefully put off any time wasters, for example:
Have you been to Mallorca before?
Do you know the Island and this particular area?
How long have you been looking for a property?
Have you already applied for a mortgage, and how long will it take?
The potential buyers' answers will help you distinguish if they really are about to waste you time.

Sounds like too much hard work? Can I really be bothered?
The work you need to do realistically will not be much more than if you contract an estate agent directly. First you will need to load your property details - this may be slightly laborious, but you can return to an unfinished ad if necessary. (You can either load them directly onto the site or send in a hand written form for us to upload, or take up our Gold or Platinum Membership). You will then need to answer buyer enquiries (we have tried to ensure most questions are answered within your details), arrange viewings, conduct visits of your home and negotiate the selling price. Then it's up to your gestor (lawyer) to lead the way and liase with the buyers legal representatives. A little bit of time but just think how much MONEY you will save!!!

Can I try to sell my property privately as well as use an Estate Agent at the same time?
Yes, there is no reason why you can't use both unless you sign an exclusive agreement. But just think how much you'll save if you manage to sell it yourself!

What do I do when I find a buyer?
When you have agreed a price, pass on your details to your legal advisor who will instruct you and guide you in the rest of the process.

In what format does the mallorcapropertydirect.com FOR SALE sign come?
When you choose either the SILVER, GOLD or PLATINUM membership you will receive a 36cm x 24cm sign to display outside your home. You will be able to add your contact telephone number if desired, or it will merely refer your potential buyer to the mallorcapropertydirect.com website.
You will receive this sign when the mallorcapropertydirect.com representative comes to your property to take the photographs.

How do I receive enquiries or appointments to view?
Visitors to the site who have questions about your property or are interested in viewing it will contact you directly using the contact telephone number or email address provided in the property description.

RENTING - Frequently Asked Questions

How do I value my property?
Do a little research - look in the paper and see what prices others are charging. Compare your property to those similar on our website - ensure you are comparing similar locations since this can substantially affect the rental price. Obviously long term rentals are priced at a lower monthly rental than short term holiday lets. If your property is well decorated and in good condition add 5 % onto the average price, if not take it away. Don't be tempted to price too high or you simply won't get the rentals. TIP - you could also contact a lettings agent who will give you their own market valuation - you can then decide whether you wish to use both mediums.

Is it safe?
Potential tenants or holiday lets will contact you directly to arrange a viewing if a long term rental - always ask for their telephone number , name and address and ask them to bring some ID with them. We do recommend that you have a friend or relative with you during the viewing, particularly if you are alone. Holiday rentals will tend to turn up without viewing - just make sure you are fully insured against breakage, loss or fire. For a long term rental ensure you get your legal advisor to draw up the contract and to hi-light the consequences.

Can I try to rent out my property privately as well as use an Estate Agent at the same time?
Yes, there is no reason why you can't use both mediums, unless you sign an exclusive agreement.

What do I do when you find a tenant or holiday let?
For a long-term tenant , pass the client's details on to your legal advisor who will then draw up the rental contract. Then ensure you read the Guide to Renting for tips on preparing your property starting from Starting Out, Preparing Your Home For Rental through to Managing Your Rentals . For holiday rentals , once again, read the above guides which have been prepared to help you prepare and manage your holiday rentals. Ensure you keep your availability updated.

Why is it important to update the Holiday Rental availability chart?
If your availability is not entered, it will be marked "unkown", it will not encourage people to contact you and you could lose a booking.

How do I receive booking enquiries?
Booking enquiries are recieved by email or telelphone direct from the potential rental client.

What happens if I receive a cancellation?
We recommend you read our Guide to Renting.  Our guidelines are as follows:
*More than 90 days before the rental period - Deposit only
*89-60 days before the rental period - 60%
*59-30 days before the rental period - 80%
*29 days or less, before the rental period - 100%
It is of course at the discretion of the owner if you choose to be more flexible.

Who takes the bookings or makes appointments to view?
The owner of the property will take the booking for a short term holiday rental, or make an appointment to view for a longer term rental. The contact details for each property can be found at the bottom of the Details Page or each property.

How do I contact the owner/make a booking?
The contact details for each property can be found at the bottom of the Details Page of each property. For holiday rentals, each property will have its own unique booking process and requirements, ask the owner to specify what these entail. As a guideline, the owner will require between 10-50% deposit to confirm, dependant upon the lead time (the time between the date booked and the arrival date). The full rental will become due up to 8 weeks prior to arrival, or in some cases the owner may be happy for you to bring the outstanding balance with you to pay them on arrival. A security deposit of around 10 - 15% will also be required to cover any damage to the property, or its' content. The deposit will be returned at or after your departure if no problems occur. Please check the cancellation policy to ensure that you are in agreement, in case of any unforeseen circumstances arising.

No, we only have the information you see on the website. If you require additional information please contact the owner directly.

What should I do before I leave home?
Make sure the owner has given you details of how to get to the property, and provided you with information such as where to pick up the keys or who is going to let you in. If you are to pay a security deposit on arrival make sure you have enough money to pay it, normally in cash. Ensure you have been provided with a name and contact number locally if there are any problems.

What happens when I arrive at the property?
This will vary from property to property - if it is not made clear, ask where to find the key or who will meet you and where. If you have been delayed it is polite to keep them informed. And please remember that you are staying in someone's home, please treat it with the respect you would treat your own - or you may stand to lose your deposit!

What if there is a problem during my holiday?
If there is a problem, or even if you have any specific questions during your visit, contact the owner or the contact person you have been given directly. They will have local knowledge and should know how to deal with the problem. If you have any complaints, it is always best to address any issues during your stay, rather than waiting until afterwards. If you have any major complaints regarding a property or an owner, we are here to protect the interests of both parties, as well as future clients, and would like to hear from you: cs@mallorcapropertydirect.com

What happens when I leave?
The owner or their representative should be there to check you out of your property - you will have to liase to ensure you arrange to meet before you are due to leave. Assuming there is no damage you should receive your deposit back on the spot or shortly after your return.

What happens if I have to cancel?
If you book any holiday and are forced to cancel you stand to lose a certain percentage of the cost of the holiday (if not all of it if booked through a travel agent). Our guidelines to our owners are as follows:

1. WHAT SERVICE DO YOU OFFER?

What service do you offer?
mallorcapropertydirect.com offers an online advertising service for the sale and rental of homes or properties in Mallorca, Spain. If you have a property that you would like to sell or rent, whether it be your home, business, rural hotel or new development, and would like to offer it FOR SALE or RENT, DIRECT to the buyer or tenant, you can cut out the "middle man" by advertising on this site. Your telephone number and email will appear on the advertisement, so potential buyers or guests will contact you directly to make appointments to view or bookings. mallorcapropertydirect.com charges you a fixed fee for advertising, with NO COMMISSION charged on the sale or rental of your property.

Can you write my property advertisement for me?
Yes we can, simply choose any of the memberships other than BRONZE in the For Sale memberships, or above SILVER in the For Rent memberships and we will arrange an appointment to come and view your property in order to list and photograph your property.

Do I have to complete all my details on-line?
This is definitely the best way, however, if you do not have your own computer but would still like to advertise on-line, you will be able to download a pdf file of the registration form and send it by post to MallorcaPropertyDirect.com, Apartado de Correos 85, 07340, Alaro, Mallorca, together with your photographs in a stamped, self addressed envelope. Please note we will be happy to return them by post but cannot guarantee their safe delivery, and cannot be held responsible for any resulting damage by the postal service.

Why don't you charge commission?
We don't charge commission because we are not estate agents, merely a service to assist you to sell or let your own property. We just charge a small fee from as little as €15 Euros per month to advertise your property directly to the buyer or renter. If an estate agent can advertise your property on the internet, why can't you?

Will my email address remain private after I place an advert with you?
Yes, your email address will remain private. We do not use customer email addresses for any reason other than to communicate details regarding payment and customer service. Also, we don't sell our customers email addresses to direct marketers like many of our competitors.
From time to time we do email special service offers to our customers, but the email will come directly from us.

2. HOW TO PLACE AN ADVERTISEMENT ON-LINE?

How do I place a property advertisement on-line?
Simply click here to register your details and then your property information, or on the home page click on "Add Your Property Now ", and then follow the instructions on the screen.

Do I have to complete all the boxes when registering?
No, only the boxes with an orange asterisk "*" which are the required fields. However we highly recommend you complete as many of the boxes as possible in order to provide the potential buyer or rental as much information as possible.

I do not have a digital camera
Simply post them to us and we will scan them in and load them for you. Please ensure they are a good quality that will represent your property in the best light. Please send them in with a stamped, self addressed envelope, to the following address: MallorcaPropertyDirect.com, Apartado de Correos 85, 07340 Alaro, Mallorca. Alternatively upgrade your membership and we will take your photographs and upload all the information for you, click here for SELL or RENT memberships and prices. Please note, we will be happy to return them by post but cannot guarantee their safe delivery, and cannot be held responsible for any resulting damage by the postal service.

Why can't I login to the MEMBERS ZONE area?
You could be using an old version of your internet browser (Netscape of Microsoft Explorer). In order to access this area you must be using version 4 or above. Upgrades are available free of charge via the internet from either www.microsoft.com or www.netscape.com or from you Internet Service Provider.

How long will it take for my advertisement to appear on the mallorcapropertydirect.com website?
Your advertisement will usually appear within 3 working days of receiving confirmation of your payment. If you have made your payment, but your property is still not viewable on the website, please contact us to send an email. Our accounts department will contact you to update you of our progress.

I was disconnected before I could complete my advertisment! What now?
Don't worry - Just click here and you'll be taken back to the Members Login where you can add your Username and Password to continue your advertisement and continue where you left off. If you have not passed page 1 of your Owner Contact Details and clicked NEXT you will need to begin again.

I received an error message when I attempted to activate my advertisement, what should I do now?
Don't worry, if you created your advert and received a proeprty reference number your ad will be saved in our database and will remain there for 3 months, so you won't have to recreate it. Your advert will not go live until payment has been cleared.
If you received notice that your credit card was declined you must call your credit card company directly. (The most common reason that a credit card is declined is that the address entered into the address fields of the credit card payment page does not match the billing address for the card.)

I've forgotten my user name and password, what should I do?
Just click here and enter your email address in the box, and check your email in a few minutes. Your account information will be sent to you via email. You must use the same email address that appears in your ad.

How often am I charged?
There are a number of membership payment options available, with a minimum of 3 months for SALES and 1 year for RENTALS. Simply click on the "Advertisers Price Guide" for the membership options and minimum membership period. Once the minimum membership period is over you may cancel your ad at any time and the billing will cease for the next month. Any charges prior to that are valid. You will be forwarded a payment reminder 14 days prior to the termination of your advertising period. Should you not renew your advert at this time your advertisement will be suspended for up to 2 months. After this time your advert will be deleted from our files.

I created an ad on mallorcapropertydirect.com already but didn't activate it. Can I still activate my ad?
Even if an ad is not activated due to non-payment it remains in our database for 2 months. In order to activate your ad please click on the following link to enter the Members Zone, enter your Username and Password, and then choose your package and enter your payment method: Activate your ad

How do I receive email enquiries?
Visitors to the site who wish to contact you by email simply click on the "Email the owner" link on your Property Details page. This provides them with a standard form to complete, outlining their contact information, dates of interest and any other information they require. When they click the "Send" button an email will be sent directly to you from the mallorcapropertydirect.com website. A copy will automatically be stored in our archives.

3. CAN I EDIT / MAKE CHANGES TO MY ADVERTISEMENT?

How do I edit my ad and how often can I edit it?
You are able to edit your ad as often as you wish. The editing process is simple. Click here and enter your Username and Password, then click the button entitled "Login".
This will bring you to the Members Zone your advertisement. Click on the tabs at the top to review your information and edit as required.
When you are done editing your ad scroll down to the bottom of the page and click the button entitled "Update."
Can I add a location to the Town/Area box?
Not you directly, but you can contact us by email and we will add your location immediately and send you a notice to inform you once added.

Can I change the headings in the checklists?
No, this copy is generated automatically from the database and cannot be changed. However, if you want to add details such as a "6m heated swimming pool" enter this in the Property Description section.

Can I overwrite my advert and add a different property?
No. Each advert has a specific reference number. Visitors to the site may keep a record of your ad and wish to return, or refer a friend. It could cause upset and confusion.

4. PAYING FOR YOUR ADVERTISEMENT


How much does it cost to sell a property on mallorcapropertydirect.com?
Prices start from just €35 Euros per month (starting with a minimum of 3 month membership period required). Click on the HOME PAGE and then click on "Advertisers Price Guide". We will help sell or rent your home fast and save you thousands!

Can I pay for my ad by any method other than credit card?
Yes, first go online and create your ad, taking note of the Property Reference Number that is issued for your advert. Complete all of the steps necessary to create your ad, and you will come to the Payment page. Click on your preferred method of payment, either credit card, transfer, cash or cheque. (Once you create your ad and confirm that the information is correct our database will store the ad even if it has not been activated.)

Then either transfer the money from your bank, go to any La Caixa bank on the Island and pay by cash, or mail us your cheque with the membership number written on the back. Upon receipt of your money we will activate your ad (we will not wait for your cheque to clear before activating your ad).

Do you send invoices or receipts?
No, but once you have entered your payment information on the Payment Page, and added your CIF or NIF tax number your invoice will be accessible from the Members Zone/Status.

In what currency are prices displayed?
Prices are displayed in Euros, however there is a currency converter available to convert to your preferred currency.

5. CAN YOU HELP TO UPLOAD PHOTOS TO MY ADVERTISEMENT?

Photo upload information
Please follow the following steps (please note, to upload a photo to your listing, you MUST be using Netscape 3.0 or above, or Internet Explorer 4.0 or above):
1.) Photos should be in a standard landscape format to fit best, and must be 1 megabyte or less in size and they must be in one of the following formats or you will receive an error message: .JPG, .JPEG, or .GIF.
2.) If you have Photoshop or similar, go to IMAGE and then Image Size, then enter the following:
Resolution: 72 pix/inch
Width: 308
Then save your changes using a different name so as not to alter your original image.
If you have less sophisticated software you should be able to "save image to web"
3.) Then go to http://www.mallorcapropertydirect.com/memberslogin. Enter your Username and Password, which will take you to your ad.
4.) Click through your advertisement to review, until you reach the "add photo" page.
5.) Select the "Browse" button to find the photo you wish to upload, you will then see a dialog box appear where you can then find the file on your local hard drive that contains the image you'd like to upload.
6.) Repeat this step for each of the 5 possible images.
You may also delete as many photos as you like by clicking the delete button to the right of the image.
LAYOUT - Photos will be laid out on the main page as follows: Photo 1 - top (this will be your main image), Photo 2 - 2nd line left, Photo 3 - 2nd line right, Photo 4 - 3rd line left, Photo 5 - 3rd line right.
7.) Continue until you have reached your image limit.
8.) To confirm that your photos have been uploaded correctly, type your listing number in at the home page and view your advertisement (if you do not see the photo you just uploaded hit refresh on your browser and it should appear).
Please note that any photo you upload will overwrite any photo currently on the site for this listing at the position you specify.

If you don't have a scanner or do not feel comfortable uploading photos by yourself don't worry. You can mail regular photographs to us (along with a self addresses stamped envelope) and we will scan them for you, post them to your ad and mail the photos back to you! (Please write your membership # in pencil on the back of every photograph and indicate the order in which you'd like the photos to appear on your ad. Please note, mallorcapropertydirect.com will accept no responsibility for lost or damaged photographs as a result of the Mallorca postal service).

If you already have scanned photographs or have digital photos, but have not been able to upload them successfully, please email them to the following address and we will format them and upload them for you: cs@mallorcapropertydirect.com

I replaced a photo on my ad with a new photo, but the photo upload tool shows the old one, why?
The photo upload tool allows you to manipulate the images that appear on your property advertisement. The tool allows you to replace photos and rearrange the order in which they appear to potential buyers.
Most Internet browsers store previously viewed images on your hard drive in order to allow faster downloading times when you review the same image. For this reason your photos may not seem to have changed in the Photo Upload Tool or on your property advertisement (your browser is pulling the old image from your cached file).
If you have just uploaded new photos to your ad and they don't appear when you view the ad or view the pictures in the photo upload tool please remember to hit the "Refresh" button in the toolbar of your browser.

If this does not show you the new photo you have uploaded please email the image to cs@mallorcapropertydirect.com along with your membership number and one of our technical staff will look into the problem as quickly as possible.
